All landlords should now be aware that they are required by law to have an Electrical Periodic Inspection and Test Report (PIR) carried out regular intervals to ensure the safety of the wiring. The interval between reports will depend on frequency of occupancy, the age of the wiring and the use of the installation.
All electrical installations, once installed, cannot simply be ignored. Over time, the installation will deteriorate. Connections can work loose (presenting a fire hazard); people can be heavy-handed whilst plugging in items of equipment, which can have a detrimental effect on the wiring.
From 1st January 1997, the law requires landlords to ensure that all electrical equipment, and the electrical installation is safe and it does not carry a risk of death or injury to persons, or damage to property.
Portable Appliance Testing (P.A.T.). All appliances with a removable plug should be regularly tested to ensure the safety of appliance and the connections within. You are responsible and should ensure that all equipment is maintained, in a safe and working condition and in a good state of repair.
This will count for all appliances that you provide for your tenants use i.e. fridge, freezer, washing machine etc.
All certificates are computer generated and can be if required sent electronically the same day via a PDF file to you, your insurance company, mortgage provider or letting agent etc.
